INFRASTRUCTURE AND RESERVE
Whilst 2024 was a quieter year at Pinnacle given the changed market demand which saw civil construction paused, we have been working with authorities and other developers in the area to deliver critical service infrastructure to enable the continued rollout of Pinnacle once we see a shift in the market. We are hopeful that this will be in the first half of 2025 given speculation surrounding possible interest rate drops and improving market conditions.
A temporary sewer pump station and its ancillary pipelines required to service Pinnacle’s future stages along with nearby estates has been constructed.
We continue to work with the City of Ballarat to provide for their delivery of the northern wetland retarding basin within what will be 22 hectares of parkland within Pinnacle. Whilst those discussions have protracted beyond our expectations, they continue and we are hopeful that Council will be able to commence works on that basin in early 2025.
Until that basin and a further basin to its south is delivered which cater for a catchment beyond Pinnacle, we cannot proceed with the further construction/embellishment of the reserve, including the playground area.
The future playground will sit between those two wetlands and its construction until after those works is not possible due to practicality and safety reasons (i.e. the playground area will be within the work zone buffer area required for the wetlands).
The delivery of the second wetland is also subject to an amendment to the Ballarat West Development Contributions Plan, which is currently being prepared by Council and in which, unfortunately, is a lengthy process. As such, at this time, the timing of that amendment is unknown. However given we have greater certainty on the detailed design of the wetlands we are developing plans for the Pinnacle playground so as it can be delivered soon after the required drainage infrastructure is in place.
The rollout of infrastructure and amenities in new estates needs to be done sequentially, and with the rollout of stages and unfortunately it is not possible to deliver everything in the early stages. We are however committed to delivering the playground and balance of the reserve when practicably possible, and making the Pinnacle community a welcoming and family-friendly place that residents can enjoy and be proud of.
